Scope/Solutions
Thousand Oaks Civic Arts Plaza is a significant work of contemporary architecture designed by Antoine Predock (circa 1991). The Civic Arts Plaza includes a professional working theater and city offices. Various areas required repairs and upgrades due to water intrusion, but the complex had to remain operational during investigation and remediation. SGH investigated and developed repairs for the roof, plaza decks, water fountains, building expansion joints, curtain walls, and exterior cladding without interrupting critical client operations.
Our building enclosure consulting services included a leakage investigation, design of waterproofing repairs, and construction administration. SGH designed repairs to the exterior cladding, roofing, curtain wall, building expansion joints, and below-grade and deck waterproofing systems that integrated with the existing building and improved the weather resistance of all the systems. SGH is also the designer of record for the large reflecting pool and fountain above the City offices. Our work included the following:
- Water testing to identify leakage paths
- Exploratory openings to make observations of concealed construction
- Development of a remedial program with consideration of reliability, ease of maintenance, and life cycle costs of alternative repair approaches
- Visiting the site to verify general compliance with the project documents
- Coordination of a phased construction approach which allowed the facility to remain operational and open to the public during the investigation and construction
