Located on 610 acres, Leisure World of Maryland includes 5,660 homes in 29 neighborhoods dedicated to residents 55+. The Greens, a two-building neighborhood, includes Buildings 15101 and 15107 on Interlachen Drive. Despite a 2014 project to repair deteriorated concrete and replace roofing at the two buildings, Building 15107 suffered from ongoing water leakage, as well as spalling concrete at previous repair locations. SGH investigated the reported leakage and concrete deterioration.
Our investigation included reviewing relevant documents and visiting the building to observe the existing conditions, document evidence of water leakage or concrete damage, make observations at exploratory openings, perform water testing to identify leakage paths, and conduct laboratory testing on extracted core samples.
SGH identified vulnerabilities in the roof construction that made the building susceptible to water leakage, ongoing concrete deterioration due to corrosion of embedded steel reinforcement, and defects in the previously installed partial depth concrete repairs that contributed to delaminations. We collaborated with the condominium association and the original repair contractor to help them implement repairs, including replacing the defective concrete repairs, repairing new areas of delaminated concrete, and installing a new roofing membrane with improved flashing details in select areas. We also designed steel dunnage to resupport rooftop mechanical units where roofing needed to be repaired below original concrete equipment pads.
