Bentley University, Campus-wide Condition Assessments

Scope/Solutions

The Bentley University campus comprises more than forty buildings, including dormitories, offices, academic and function facilities, a gymnasium and natatorium, and parking garages. To better plan for capital expenses, the university needed to understand the condition of their buildings. SGH performed building enclosure condition assessments, recommended facade and roofing repairs, and estimated costs for the university’s consideration.

 

SGH completed comprehensive condition assessments of the facades and roofs for all the campus buildings. We reviewed a wide-range of systems and materials, including membrane and slate roofing, flashing systems, windows and curtain walls, brick masonry, siding, joint sealants, terraces, and balconies. Highlights of our work include the following:

  • Reviewing available maintenance and building repair histories to identify areas with recurring water leakage or deterioration issues
  • Prioritizing repairs considering condition of the facade and roofing systems, failure risk and/or potential consequences of failure, and our prediction of remaining useful life
  • Determining quantities and estimating system replacement and repair costs
  • Providing campus-wide data in a format the university could use with their existing database for other building systems throughout the campus
