Scope/Solutions
The apartment homes at Asbury Methodist Village (Asbury) offer independent senior living options. Asbury wanted to renovate their Trott, Edwards Fisher, and Mund apartment buildings, constructed between 1972 and 1979. As part of a feasibility study, SGH assisted Torti Gallas by conducting a condition assessment and developing schematic rehabilitation options for the exterior wall.
SGH investigated the condition of the brick and concrete masonry exterior walls at the three buildings. We observed waterproofing deficiencies making the building vulnerable to water leakage and masonry distress requiring repair.
We developed three rehabilitation options, ranging from limited waterproofing repairs to removing and replacing the brick masonry to install new waterproofing, thermal insulation, and through-wall flashings. SGH presented these options to Asbury to evaluate, considering their future plans and available funding.
