Hobbs Brook Management LLC wanted to renovate their three-story building at 1301 Atwood Avenue. The project included building enclosure renovations; heating, cooling, and electrical system upgrades; and landscaping and site improvements. SGH provided building enclosure and building science consulting, laboratory analysis, construction administration, and field testing services for the project.
SGH conducted a condition assessment of the building enclosure to document existing conditions and evidence of water leakage to help inform the architect’s renovation design.
We performed petrographic and chemical examinations of the existing concrete slab-on-grade and destructive openings to understand the cause of moisture-related flooring failures. SGH helped the architect select an epoxy floor coating to prevent moisture migration.
SGH developed a basis of design for the replacement of the existing curtain wall with a new unitized curtain wall and perimeter transition details to maintain the air/water-resistive barrier continuity. In addition, we conducted peer reviews of the building enclosure repairs that included roof and terrace waterproofing replacement, metal panel overcladding of the masonry stair towers, and below-grade waterproofing repairs.
Our construction administration services included review of curtain wall, roofing, metal panel, and other related building enclosure shop drawings to augment the architect’s review. We conducted frequent site visits to observe construction progress and the contractor’s compliance with the bid documents, approved shop drawings, and approved mock-up installation. SGH conducted air and water infiltration testing of the curtain wall assembly and perimeter flashing transitions to compare the as-built performance with the design intent.
