Lessons Learned in BECx: Building Enclosure Design and Construction Considerations

The increasing complexity of building enclosures requires detailed design and construction that can often involve incorporating several trades and manufacturers. Without a proper quality overview to monitor the project phases, issues can occur within the building enclosure and material interfaces that may otherwise go unnoticed. Building enclosure commissioning (BECx) provides a framework for defining and accomplishing a building owner’s performance-related goals through an independent third-party quality assurance process. To manage risk and allow adequate time for modifications, it is important to begin the BECx process in the early design phases and continue it all the way through post-occupancy. In this webinar, we will review lessons learned from reviewing architects’ documents and observing building enclosure system installation during construction. We will also explore common detailing issues found during the design process and best practices when designing key building enclosure transitions. Finally, we will discuss pre-construction activities, things to look out for while performing construction observation site visits, and the importance of project mockups and testing recommendations for different enclosure systems.

After attending this webinar, participants will be able to:

  • Identify common design, construction, and maintenance issues seen by building enclosure commissioning agents and consultants.
  • Understand the careful consideration and system selection that is required early in the design process to establish reasonable performance expectations and avoid potential system-related conflicts in design and construction.
  • Discuss how tools and approaches like thermal modeling, integrated design teams, in-place field and laboratory mockup testing, and early process engagement can improve the overall process of designing and constructing building enclosures.
  • Distinguish how enhanced third-party quality control during the construction phase can help reduce rework by detecting issues early.

About the Speaker

Colleen Zukanovic
Colleen Zukanovic | Project Director

Colleen Stuber-Zukanovic has extensive experience in the design and construction industry. She started her career in new construction design of hotels, offices, health care, and mixed-use buildings, and worked on the owner’s side as a project manager in office construction fit-out projects in Chicago. She then transitioned her career into building enclosure consulting. Her experience includes existing building exterior wall renovations, roof replacement projects, roof and wall assessments and inspections, and existing condition investigations. She uses her experience working on the architect’s side as well as on the owner’s side to bolster a specialization in new construction enclosure consulting and building enclosure commissioning (BECx).
