Scope/Solutions
SGH is a Building Enclosure Commissioning Agent for the Massachusetts School Building Authority. SGH has participated in both whole building commissioning in partnership with a Mechanical Commissioning Agent and in systems commissioning for the Accelerated Repairs Program. Projects in the Accelerated Repairs Program included removal and replacement of various types of roofing systems and fenestrations with a focus on improving energy performance and remedy leakage. SGH has commissioned schools in many cities and towns, including Chelmsford, Woburn, Winchester, Lexington, Andover, North Brookfield, Brockton, Fitchburg, Boston, Canton, Norton, and Barre.
SGH’s enclosure commissioning work included the following:
- Development of a commissioning plan and specifications for inclusion in project documents
- Design reviews of enclosure construction documents to verify that Owner’s Project Requirements are met
- Submittal and shop drawing reviews to verify proposed systems are consistent with design intent
- Participation in pre-construction meetings to discuss commissioning
- Site visits to compare enclosure installation to design requirements
- Performance testing of installed enclosure systems, including:
- Water testing of windows, curtain walls, storefronts, and skylights
- Sealant adhesion testing
- Flood testing of newly installed roof systems
- Water testing of windows, curtain walls, storefronts, and skylights
- Infrared testing at project completion to locate any moisture in the roof system that could be due to installation of wet materials or leakage
- Preparation of a final commissioning report summarizing completed work and identifying any construction deviations, site observations, or unresolved issues

In 1997, SGH developed a roofing rehabilitation program for the central copper dome. Subsequently in 2004, SGH worked with the project team on the building enclosure renovation, building expansion, and preservation of the original building.

Leakage through the terra-cotta tourelle was also causing damage in the Chancellor’s apartments. SGH investigated the causes of deterioration and leakage.
