New York-Presbyterian, Statement of Conditions Assessments
Scope/Solutions
New York-Presbyterian (NYP) operates seven campuses and three regional hospitals in the New York City metropolitan area. On an as-needed basis and for specific projects, SGH assists NYP by evaluating fire life safety conditions at their properties. One of our assignments included services to conduct Statement of Conditions assessments to prepare NYP for The Joint Commission inspection.
SGH inspected 2.3 million sq ft of above- and below-ceiling conditions at three NYP campuses: Westchester and Brooklyn Methodist hospitals, and Westchester Behavioral Health center. Highlights of our work include:
- Comparing the facilities’ drawings to the existing conditions to determine if any of the drawings are outdated
- Identifying items not meeting NFPA 101: Life Safety Code and New York City or New York State Building Code, documenting our observations and the relevant code references, and providing options for addressing deficiencies, such as:
- Means of egress. Moving wheeled devices to appropriate storage locations to keep exits accessible, keeping exit stairs free of stored items, and keeping fire doors closed and making sure they are self-closing and latching
- Firestopping. Firestopping ducts and penetrations in fire barriers and smoke barriers
- Fireproofing. Fully encapsulating structural steel and beam clamps in fireproofing
- Sprinklers. Ensuring appropriate sprinkler spacing in areas where drawings specify fully sprinklered, keeping storage from blocking sprinklers, keeping control valves in the open position
- Fire alarms. Maintaining clear access to initiating devices, providing notification appliances throughout corridors, and educating staff on evacuation procedures
- Utilizing Archibus, an integrated workplace management system that allows NYP to assign work orders and track corrective actions
